Torch-on Repairs

Torch-on roofing is a state-of-the-art technique of using torch-on membranes instead of tar and gravel to seal off roofs for flat or low sloping buildings. Torch-on membranes are multi-layered and normally made with fiberglass, polyester and bitumen. The top layer serves as the protection from snow, wind and other weather elements. Each of the layers are bonded and then sealed to your roof utilizing heat created by a torch. Torch-on membrane systems are very durable and can easily be maintained, which makes them a favourite choice for many commercial properties and residential homes.

Tar and Gravel Roof Repairs

Flat roofs are built up of layers of roofing felt and tar. Leaks usually occur at low spots or where the roofing felt has been damaged. In most cases, the leak is directly below the damaged spot and the damage to the roofing felt is easy to see. And you can mop up or soak all remain water pooled in the leak area.

Tile Roofing Repairs

Skylights can create an opportunity for leaks on your roof. Signs of a skylight leak include water stains around the skylight. If you suspect a leak or see signs that give you concern, contact us immediately to inspect the skylight and flashing on the roof. Water stains near the bottom may indicate condensation, especially if you have high humidity in your home or building. Slate Roofing Repairs

Concrete Roofing Tile is one of the longest lasting roofing systems. Roof tile has been installed for more than four hundred years in Europe and has more recently become popular in North America (over the last fifty years or so). A concrete tile roof should last you thirty, forty, fifty or more years. However, proper maintenance and repair is required. Damaged roof tiles that are in the field area (or main area) of the roof are then identified and replaced. Roof tiles can be cracked, missing, or simply out of place and require re-installation. Re-pointing is the process of repairing the ridge and hip cap areas of the roof and areas such as roof valleys.

EPDM Roofing Repairs

Missing pieces of ridge cap are the most obvious sign that repair work is immediately required to this area. Once the nails and staples are no longer fastening the ridge cap to the roof, it is just a matter of time before a gust of wind comes along, causing pieces to blow away and go missing. In some instances, the original installation did not come with felt paper underneath the ridge cap. This can be problematic, as there is no secondary barrier to water entry, which leaves the peak of the roof exposed to the elements. Roof peaks occur where two sides of the roof sheathing join, and this plywood joint creates a small trough (shaped like a letter ‘v’) where water can easily flow and potentially cause a leak. Therefore, missing pieces of ridge cap are a clear sign that a leak is either already present or will soon appear. This type of wear requires immediate repair and is considered an urgent concern.

Metal Roofing Repairs

Because slate is often called a “100-year-roof” homeowners sometimes assume that it doesn’t need maintenance for a century. This is not the case. Slate roofs (like all roofs) should be inspected annually. Cracked, broken, loose or missing slates should be replaced as soon as possible by a roofer experienced in slate work.

Wall and Chimney Flashing

Before moving forward with repairs you should have your EPDM roof membrane inspected by a professional. Also taking a look at the seams and edges is a helpful way to detect an issue. Keep in mind though that just because that is where the water is pooling or coming in to the building that does not mean that that is the area that needs to be fixed on your EPDM roof.

Repairing a single-ply roofing system can be a simple process however there are contractors who find working with a rubber membrane to be difficult and may take on a job with only basic training how to repair it. Look for a roofing contractor with proven experience in repairing an EPDM roof. It is always disappointing to arrive at an emergency repair only to see that the damage was caused by an improper repair done previously by an inexperienced contractor.

Hidden Gutter Repair

The word metal is an extremely general one. When talking about metal roofs, there are a variety of options to choose from, such as steel, zinc alloys, aluminum and copper. There are coated metal roofs, which are the colored ones you see. Additionally, metal roofs are typically installed in one of two ways: as shingles or large individual sheets. All metal roofs have seams where the pieces of metal fit together. It is at these seams, and at penetrations through the metal for vents, skylights, etc, and where the roofs join a new plane like at the ridge, in the valleys, and along the fascias that metal roofs start running into problems. Furthermore metal roofs can rust through. In all cases, leaks are most prevalent in older metal roofs, and roofs that were installed incorrectly. Because leaks do occur, metal roofs require repair, restoration and maintenance.

These roof penetrations are largely where troubles occur on a roof. One of the most common places that flashing is required on a residential roof is along walls, chimneys and skylights. These areas are also the most common places for leaks to show up, especially at the corners.

Change Rotten Facia Board

FASCIAS are the trim boards at the top of the outside walls of a house. Sloping fascias at the ends of a house or beneath a gable are called rake fascias, and horizontal fascias that cover the ends of rafters are called eaves fascias. Eaves fascias are vulnerable to decay, especially if the roof and soffits, the boxed areas beneath roof overhangs, are poorly constructed. Repairing rotten eaves fascias generally consists of replacing the damaged board.

Basement Water proofing

Basement Waterproofing refers to techniques used to prevent water from entering the basement of a house or other building. Effective below ground waterproofing will include both drainage and sealers. Waterproofing is needed anytime a structure is built at ground level or below ground. Waterproofing and drainage considerations are especially needed in cases where ground water is likely to build up in the soil and raise the water table. This higher water table causes hydrostatic pressure to be exerted underneath basement floors and against basement walls. Hydrostatic pressure forces water in through cracks in foundation walls, through openings caused by expansion and contraction of the footing-foundation wall joint and up through floor cracks. Hydrostatic pressure can cause major structural damage to foundation walls and is likely to contribute to mold, decay and other moisture related problems.
